Property Budget Calculator
See what you can buy in Singapore and your budget for each: BTO, resale HDB, new EC, resale condo and new condo.
This is an estimate, not an approval. HDB decides your eligibility and grants in your HFE letter, and your bank sets your final loan.
About you
* Required
This changes your stamp duty, and whether a foreign family member can buy an HDB flat with you.
Please fill in the fields marked in red.

This assumes: everyone is a first-time buyer, nobody owns or has recently sold any property, you have worked for the past 12 months, and you use all your CPF and cash. Keep some cash back for renovation and emergencies. Sellers may also ask for more than the valuation, which must be paid in cash.

How is this calculated?
- Can you buy it?
We check citizenship, age and income against HDB’s rules. A BTO flat needs a citizen buying with a citizen or PR family member, or a single citizen aged 35 or above (2-room Flexi only). A new EC needs a citizen with a citizen or PR family member. Condos are open to everyone, but foreigners pay 60% ABSD.
- How much can you borrow?
Property Repayment limit Test rate Longest loan at 75% HDB loan 30% of income 3% 25 years, ending by age 65 (average age) Bank loan, HDB flat 30% of income, and 55% with other debts 4% 25 years, ending by age 65 New EC 30% of income, and 55% with other debts 4% 30 years, ending by age 65 Condo 55% of income, less other debts 4% 30 years, ending by age 65 Bank loans use the income-weighted average age. If a longer bank loan gives you a higher budget, we use the 55% loan limit instead, with up to 30 years on an HDB flat or 35 years otherwise, ending by age 75. Age 75 is a common bank limit, not an MAS rule.
Enter your fixed monthly pay. Banks count only 70% of bonuses and other variable income, so this keeps the estimate on the safe side. HDB income ceilings count your average gross income, including bonuses.
- What can your savings pay for?
You pay the part the loan does not cover from grants, CPF Ordinary Account savings and cash. That includes Buyer’s Stamp Duty, any ABSD, and about $3,000 in fees.
A bank loan needs at least 5% of the price in cash (10% at the 55% limit). For an EC or condo we also count stamp duty as cash upfront: CPF Board says you generally pay it in cash and claim it back from CPF later.
- Your budget
Your budget is the highest price that passes every test above, rounded down to the nearest $1,000. Each option tells you whether income, savings or cash is holding you back.
- Grants
We include the Enhanced CPF Housing Grant on BTO and resale flats, the Family or Singles Grant on resale flats, and the EC grant. We leave out the Proximity Housing Grant. Use the Resale Grant Calculator to check it.
- Share of recent sales
This is the share of sales at or below your budget. HDB resale figures cover November 2025 to October 2026 and use flats whose lease reaches about age 95 for your youngest buyer. Condo and EC figures cover the 12 months to June 2026 and use URA caveats.
