Home Loan Calculator
Find out the maximum home loan and property price you can afford in Singapore, based on MAS TDSR and MSR rules.

This is an estimate, not an offer. Your confirmed maximum loan is determined by your bank after their own full credit assessment and documentation. Actual figures may differ from what's shown here.
This is not an eligibility check. It does not tell you whether you are eligible to buy a subsidised flat (HDB or EC). It only estimates your maximum loan amount.
Owner(s) / Borrower(s) Details
Owners are usually also the borrowers of the home loan, and only their income is counted towards the maximum loan. Occupiers who are not owners are not counted.

Next steps
Selling a property to upgrade? Estimate your cash proceeds first:
How is this calculated?
- Your monthly repayment budget
Private property: up to 55% of your household's monthly income, minus existing monthly debts. This is the Total Debt Servicing Ratio (TDSR).
New EC and Resale HDB: the lower of 30% of household income less your existing housing instalments (the Mortgage Servicing Ratio, MSR) and the TDSR budget.
Variable and rental income (entered as Other Annual Income) is divided by 12 and counted at 70%, because MAS requires banks to apply a minimum 30% haircut.
- The 4% stress test
Banks work out your maximum loan using a 4% interest rate set by MAS, even if your actual bank rate is lower. This makes sure you could still repay if rates go up.
- Your loan tenure
The maximum tenure depends on the property type and your income-weighted average age:
Property Maximum loan (LTV 75%) Extended tenure (LTV 55%) Private & New EC Up to 30 years, and age + tenure up to 65 Up to 35 years, and age + tenure up to 75 Resale HDB Up to 25 years, and age + tenure up to 65 Up to 30 years, and age + tenure up to 75 - Your maximum loan and property price
Maximum loan is the amount your monthly budget can repay over the tenure at 4%. Maximum property price is the maximum loan divided by the loan-to-value (LTV) limit. The monthly installment shown uses the bank rate you enter.
With one or two outstanding housing loans, the LTV limits are lower (45% / 25% and 35% / 15%), so a larger downpayment is needed. The age limit of 65 for the higher LTV is an MAS condition; the age limit of 75 for the extended tenure is a common bank limit, not an MAS rule.
For indicative planning only. Actual eligibility and loan amounts are set by MAS regulations and each bank's own assessment.
