Private Property Valuation: What Is My Condo Worth?

Pick your condo or apartment, enter the size and floor, and get an estimated price range based on real URA transactions in your project and nearby ones, with a confidence level and the comparable sales shown.

An estimate, not a formal valuation. This is not a valuation by a licensed valuer and is not an indication of what any bank, buyer or seller will accept. It is built only from past URA transactions, so it cannot see your unit’s facing, view, renovation, condition or exact floor. Banks run their own valuations for loans. Speak with us for advice specific to your situation.

Condos and apartments only. Landed homes and Executive Condominiums are not covered yet.

Nothing you enter is stored or sent to us. Your size and floor stay in your browser; only the project name is used to look up public URA data.

How this estimate works

  1. Find comparable sales. We use resale and sub-sale transactions in your project from the past 3 years. If your project has few recent sales, we add nearby projects within 1.5 km, giving them less weight.
  2. Adjust for time. Each past price is moved to today using URA’s private non-landed price index for the project’s region (CCR, RCR or OCR).
  3. Adjust for floor. URA only publishes a floor range, not your exact unit. We apply a flat 1% per 5-floor band, which is a rule of thumb, not a measured figure for your project.
  4. Weight by similarity. Recent sales, similar sizes, similar floors and closer projects count for more. Extreme outliers are dropped.
  5. Show a range, not a point. The range is as wide as the weighted comparables spread, and never narrower than a minimum set by the confidence level. More agreeing comparables means higher confidence.

Private property valuation FAQs

Is this the same as a bank or valuer’s valuation?

No. Banks and licensed valuers inspect or assess the specific unit and use their own methods and data, and a lender’s valuation can be lower or higher than this estimate. This tool is a guide for pricing or making an offer, not a substitute for a formal valuation.

Why is there no estimate for some projects?

When a project and its neighbours have too few recent comparable sales, any number would be a guess. We would rather say so than show a precise-looking figure. Message us and we can look at it by hand.

What does the confidence level mean?

High means many recent sales in your own project with similar sizes that agree closely. Medium means a reasonable number of comparables with a wider spread, or some reliance on nearby projects. Low means few comparables or a wide spread, so treat the range as rough.

How accurate is it?

We tested it on 155 real 2026 condo resales from 90 projects, pricing each one using only the sales before it. The typical error was about 3.4%, and about 77% of estimates landed within 10% of the price actually paid. Estimates labelled High were within 10% about 9 times in 10, while Low was closer to 4 in 10. The sample is small and covers a few months, so treat these figures as indicative, not a guarantee.

What can this estimate not see?

Facing, view, renovation, condition, exact floor, car park, whether the unit is a corner or has a balcony, a pending en-bloc or any special circumstance in a sale. Transaction prices can also include unusual deals, and URA data is published with a lag, so very recent sales may be missing.

Where does the data come from?

Transaction data comes from URA’s Private Residential Property Transactions (REALIS) data service. Market trends use URA’s Property Price Index. PropLeh is not affiliated with or endorsed by URA.

Do you keep what I enter?

No. The size and floor you enter are processed in your browser and are not stored by us. We only request the public transaction data for the project you pick.

Thinking of selling or buying? A real unit-by-unit view of comparable sales, your facing and renovation, and the best way to price it takes a conversation.
