HDB valuation FAQs

How our HDB valuation works
  • Real transactions. Built on about 989,000 HDB resale prices since 1990, anchored to the official HDB Resale Price Index.
  • Your block’s own sales. Recent sales on your street are adjusted for time, floor, lease and size, so they compare like for like with your flat.
  • Honest confidence. Every estimate gets a High, Medium or Low label that we checked against sales the system had never seen.
  • Every number explained. You see the comparable sales, the adjustments and what drives the price, in a short summary or a full analysis you can print or save as a PDF.
What affects your HDB resale price

Two flats in the same town can sell for very different prices. These are the factors the estimate takes into account:

  • Town and block. Mature estates such as Queenstown and Bukit Merah trade at a premium per square metre over outer towns.
  • Remaining lease. Longer leases sell for more. See our guide on what to do once you reach the minimum occupation period.
  • Floor level. Higher floors in tall blocks command a premium.
  • Size, flat type and model. Premium models and larger layouts sell for more per square metre.
  • The market. Prices move with the HDB Resale Price Index, so the estimate is anchored to the latest published quarter.
How much is my HDB flat worth?

Enter your block, flat type, floor, floor area and lease start year in the tool above. The estimate combines about 989,000 HDB resale transactions since 1990 with recent sales on your street, adjusted for floor, lease and size. You get a price, a likely range and a High, Medium or Low confidence label.

Is this the same as an official HDB valuation?

No. It is an estimate, not an official valuation. HDB only issues an official valuation after an Option to Purchase has been granted, and banks use their own valuations for loans. Use this estimate as a guide when pricing your flat or making an offer.

How accurate is this HDB valuation?

On about 91,000 resale sales the system had never seen (January 2023 to June 2026), the typical error was about 3%, and around 94% of sales landed within 10% of the estimate. Accuracy is lower for rare flat models and for flats with under about 50 years of lease left, and the estimate cannot see your flat’s condition, renovation or view.

Does the remaining lease affect HDB resale value?

Yes. In recent sales, flats with more than about 80 years of lease left sold at a clear premium per square metre compared with older flats, even after allowing for location. A shorter lease can also affect the loan and CPF a buyer can use, so check the current rules.

What price should I list my HDB flat at?

Sellers usually list a little above the price they expect to close at, to leave room to negotiate. The tool suggests a listing price above the estimate, based on how uncertain the estimate is. Listing far above the likely range can put buyers off.

How can I sell my HDB flat for more?

Presentation and marketing can make a difference: home staging, professional photos and video, and a well-targeted online campaign. Message us on WhatsApp and we can show you what we would do for your flat. No sale price can be guaranteed.

Where does the data come from?

HDB resale flat prices from data.gov.sg (since 1990), HDB Property Information, and the HDB Resale Price Index. MAS interest rates and the URA private property index are used as market context. The data is refreshed as new HDB releases are published.
